What you're looking at
Two building ensembles inscribed together in 2018. On the east of the Oval Maidan, a row of 19th-century Victorian Gothic public buildings — the High Court, the University with its Rajabai Clock Tower, the Public Works offices. On the west, a wall of 1930s Art Deco apartment blocks and cinemas running down to Marine Drive.
Why it matters
Mumbai has the second-largest collection of Art Deco buildings in the world after Miami, and almost nowhere else can you see two complete architectural eras built face to face across one open space. The Gothic buildings were the British Empire making a statement; the Deco ones were Indian owners and Indian architects adopting a modern international style on their own terms, a generation later.

Gothic on one side, Deco on the other
The Oval Maidan is the whole point of the listing. Spires and pointed arches east; curved balconies, sunburst motifs and racing lines west.

The Rajabai Clock Tower
Modelled loosely on Big Ben, about 85 metres, and paid for by a Jain broker on condition it chimed so his blind mother would know when to eat.

Indian detail in the Gothic
As at CST, the carving on the High Court includes local animals — look for the monkey holding scales, traditionally read as a comment on justice.

Deco names and lettering
The apartment blocks carry their names in period typefaces above the entrances, often with stylised sunbursts and speed lines. Soona Mahal, Palm Court, Zaver Mahal.

Eros Cinema at Churchgate
Red sandstone and cream, curving round its corner — one of the great Deco cinemas anywhere.
Before you go
- This is a walking listing: start at the Oval Maidan and go down to Marine Drive.
- The buildings are mostly private residences and working offices — look from outside.
- Late afternoon light suits the Deco facades; the Gothic buildings are floodlit at night.
- CST, a separate World Heritage Site, is a short walk away.
- November to February is the comfortable window.
